Housing consumer confidence increased again in second half 2023
Confidence in the owner-occupied housing market among housing consumers has clearly increased over the past few months. Households appear to be less sceptical about developments in the owner-occupied housing market. The number of consumers with a negative opinion is almost in balance again with the number of positively mooded households.

Two projects in which faculty researchers are involved or are the main applicant have recently been awarded with funding. These are the CIVILIAN project on civic engagement and the Building 4 Belonging project on loneliness.

Q-Park Student Award for thesis on mobility hubs
Recently, BK master's student Rik van den Bogaerdt won the Q-Park Student Award for his thesis on mobility hubs. A total of 75 students competed and out of 11 nominees, Rik's thesis 'Shared Mobility Hubs in Urban Developments' received the Student Award.

Increased loan capacity reverses recent decline in home purchase prices
Purchase prices rose slightly again in the third quarter of 2023, but the number of mortgages closed, and the number of homes sold stabilized. Due to the enormous tightness in the owner-occupied housing market, the widening of the maximum borrowing capacity of households immediately leads to rising sales prices. As the supply of (newly built) owner-occupied homes will remain limited in the coming months as well, the purchase price development in the coming period will also depend heavily on the changes in maximum loan capacity.

The stagnant housing market through the eyes of Peter Boelhouwer - an essay
It cannot have been missed by anyone, but the Dutch housing market is not doing well. Numerous problems are constantly in the headlines, a " building pause" because of nitrogen, stagnant construction due to a shortage of materials or skilled manpower. A stranded rental market, not enough social housing or the rising prices of owner-occupied homes due to scarcity and higher interest rates on mortgages. The problems are numerous and complex. Development of housing market fits within normal seasonal pattern
The second quarter of 2023 shows positive purchase price trends, as well as a higher number of mortgages taken out and homes sold. This fits within the usual seasonal pattern of the owner-occupied housing market. Therefore, this cannot yet be seen as the definitive reversal of the current correction in the owner-occupied housing market. However, there are indications that a free fall in transactions and prices is not to be expected in the coming months.

Pressure on Dutch housing market eases further
In the first quarter of 2023, the downward trend in housing market prices continues. The number of homes sold in the existing housing stock also appears to be at a lower level than we were used to in previous years. Yet there is certainly no free fall in the housing market. The market is becoming calmer, giving consumers a bit more choice and increasingly they dare to bid beneath the asking price. However, the limited production of new homes in the owner-occupied sector and the continuing growth in population will keep pressure on the housing demand, making price increases more likely in the medium term.

"We won't solve the housing crisis by building 1 million houses"
Nowadays, the housing crisis is high on the political agenda. But that was not the case in 2019. However, at TU Delft, the contours of the problem were already visible. Marja Elsinga (Professor of Housing Institutions & Governance) was asked to lead the 1M Homes project. The main question was: is it necessary to build an additional one million homes or can it be solved differently.
